Budget finalised, loan pre-approved — now stuck on which sector. As someone jo khud real estate mein hai, I know what builders don't tell you. Ab apni property leni hai toh I'm extra careful. Ghaziabad mein Apex Buildcon The Florus project dekh raha hoon. Marketing mein toh sab acha dikhta hai, but construction quality ka kya scene hai after 1-2 years? Investor perspective se, cracks, seepage, ya fitting issues baad mein bahut costly padte hain. Resale value pe bhi fark padega na? Aur promised amenities, jaise clubhouse ya sports facilities, kya woh actually deliver hote hain ya bas brochure mein hi rehte hain? Yaar, maintenance charges toh high hote hain, but service quality uske worth it hai kya? Off the record batao.

Bhai, you're absolutely right to be careful. Builders ka toh pata hi hai, brochure mein kuch aur, reality mein kuch aur. Ghaziabad mein quality issues kaafi common hain, especially after 2-3 years. Meri bhi yahi tension hai, it's a huge investment.
