Broker buying his first home, reality hit hard
Has anyone tracked how fast rates shot up across RERA Approved Projects over the last 18 months? I work in real estate but buying for myself is completely different, honestly. 2 saal pehle yahan around ₹4,800 per sqft chal raha tha, now builders are quoting ₹8,500+ without blinking. Super area vs carpet area games toh I know already, but off the record batana... has this corridor already peaked or is it still worth buying right now?

On one hand everyone says corridor is peaking, on the other hand people are still queuing up on launch days. What did you finally decide to do, OP? Are you holding your money in FD for now or still visiting sites on weekends?
I was looking at a few apartments near Alistonia Estate recently because someone suggested older re-sale might be safer than new launches. But wahan bhi owners are quoting astronomical numbers just seeing the general market madness. Bank loan eligibility toh strictly 50-60 lakhs tak hi ban rahi hai meri, usme decent 3BHK milna impossible ho gaya hai. Has anyone actually negotiated successfully with builders in this current market, ya fir discount milna completely band ho chuka hai?
Haan bilkul sach hai. In fact, if you delay by two days to show the draft to your lawyer, they threaten to sell the inventory to another buyer sitting in the lounge. It is mentally exhausting for first-time buyers.
Negotiation room zero kar diya hai builders ne, bhai. Max to max floor rise charge ya car parking mein 50k wave off karenge agar immediate payment plan choose karo toh. Baki base price pe toh bilkul adamantine hain sab.
Bhai ₹4,800 to ₹8,500 in 18 months is insane. Itna toh salary hike bhi nahi milta pure decade mein lol. Pure FOMO drive kar rahe hain builders.
Mere saath exact same scene hua tha last month. I went to check a project near Alpha II and the sales guy literally laughed when I quoted last year rate. He said sir tab ka rate bhul jao, now Jewar airport work is on fast track and registry backlogs are clearing, so fresh inventory under 8k is impossible. Main toh nervous ho kar token diye bina wapas aa gaya. Kya lagta hai, did I miss the bus or was it just typical sales pressure?
Totally agree, panic booking mein hi sabse bade fraud hote hain. I made the mistake of rushing into an under-construction project without checking the exact carpet area breakup, aur ab agreement dekh ke haath paanv phool rahe hain because loading is almost 35%.
Sales pressure toh definitely hai, but sadly rates genuinely high quote ho rahe hain Noida and Greater Noida side. Even around Alpha I Greater Noida, resale units in older societies are demanding premium because ready inventory bachi hi nahi hai. Mere hisaab se you did right not rushing under panic.
Agar broker ho kar aapka yeh haal hai toh hum aam buyers kahan jayein bhai? I have been looking for a 2BHK since January and every weekend I feel like crying looking at these jumps. Is it even safe to enter now or will market crash right after I sign?
Aap crash ka wait karoge toh aur out ho jaoge, that is my biggest fear. Mere friend ne 6 months pehle hold pe daala tha ki price girega, ab wahi unit 15 lakh mehnga quote ho raha hai. Samajh hi nahi aa raha kya sahi decision hai.
Crash ka toh pata nahi yaar but prices are completely out of reach for middle class now. Mere budget mein pehle decent options the, ab builder seedha bolte hain take it or leave it. Bahut tension hoti hai EMI soch kar.
