Broker buying in Noida: It's still a minefield!

My lease ends in 3 months, and even as a real estate professional, buying my own 2BHK in Noida, maybe Sector 101, feels like a trap. Everyone glorifies the base price, but nobody talks about actual negotiation leverage. For builders like Neoshape Infratech, kitna realistic discount expect karein? They always say "no negotiation," but I know that's BS. The true all-in cost is the biggest scam. Stamp duty, registration ke alawa, these hidden charges like PLC, parking, club membership, maintenance advance — sab mila ke 10-15% minimum extra lagta hai. Matlab, ek ₹80L ka flat, easily ₹90L cross kar jaata hai. Change my mind that builders are ever fully transparent about these 'extras' until the very last minute.
