Working in real estate is different when it's your money! Resale in Sector 32, or under-construction from Antara? I know what builders don't tell you. What does the community think?

Sector 32 is a good option. However, check the society maintenance charges. They can be quite high in some societies.
Current market conditions are crazy. Rates are going up every month. If you like something, don't wait too long, or you'll regret it.
Ultimately, it depends on your risk appetite and timeline. Under construction has higher potential returns but also higher risk. Resale is safer but might be less exciting.
So, OP, what did you decide? Resale or under construction? We're all curious!
Sector 75 mein bhi toh kuch resale options hain. Check karo. Good connectivity and decent price.
@U17 Noida is still good, especially with the new Jewar airport coming up. Long term mein toh definitely benefit hoga. But choose your builder wisely.
One thing I learned: visit the under-construction site multiple times, unannounced. Talk to the workers. Get a feel for the progress. Don't just rely on the builder's promises.
What floor are you looking at in Sector 32? Ground floor avoids lift issues, but higher floors have better views and ventilation.
Under construction mein GST bhi lagega na? Resale mein toh no GST. That's a big saving!
Correct. GST is a significant cost. Consider that in your calculations.
Stamp duty toh dono mein lagega though. Don't forget that cost!
I'm an NRI looking to invest. Is Noida still a good bet with the rising rates and all? Sector 32 seems safe, but the returns might be lower compared to under-construction projects.
Possession mila kya Antara mein kisi ko? Last I heard, they were delaying again. LOL. Builder ne phir se date extend kar diya lol.
Be careful with under-construction. My friend bought in a project near Pari Chowk, and the builder went bankrupt. He's still fighting for his money after 5 years.
I bought a resale in Sector 44 three years ago. Best decision ever. No builder drama. Just moved in and started living. Peace of mind is priceless.
Antara is good but check their RERA registration number properly. Verify everything before you put down any money. Also, what's the carpet area they're offering vs the super area? They play tricks!
Haan, super area scam! They inflate it like crazy. Carpet area is what matters.
RERA number is UPxxxx. You can check on the UP RERA website. Easy to verify.
What about Sector 150? Under construction but better builders and more modern amenities. Tho rate thoda high hai.
Bhai, resale mein location is everything. Sector 32 is prime. Metro connectivity, schools, hospitals... all right there. Under construction, you're betting on future development.
Under construction mein toh risk hai hi. Resale mein you can see what you're getting. But Sector 32 is expensive, right? What's your budget?
Antara is tempting with the payment plans, but delays are a killer. Mera dost phas gaya tha Jaypee Greens mein. Never again!
Jaypee toh bhool jao, that's a different story altogether. Antara is better, but still, due diligence is key.
Exactly. Payment plans look good on paper, but interest keeps piling up during construction. Check the fine print!
Sector 32 resale. No brainer. Instant gratification, plus you know what you're buying. Under construction is just a promise.
But isn't Sector 32 super old construction now? Plumbing issues, seepage...?
Working in real estate and investing in real estate are two different ballgames, bhai! Sector 32 resale is safe but Antara... are you sure about the builder's reputation? They've had delays before.
