Are green areas in Noida Extension projects like Swarnim Vihar truly open or just marketing fluff? I'm buying for myself; does actual green space help resale value or tenant attraction? What's your experience?

From what I've observed in the current Noida market conditions, green spaces *can* add value, especially in premium segments. But in Noida Extension, where density is high, it's more about basic amenities and connectivity. Resale value for a 60-95L flat will be driven by schools, hospitals, and metro access, not just a small park. What about other amenities in Swarnim Vihar?
Sahi keh rahe ho. Builders usually focus on interiors and basic structure to cut costs. Green space is an afterthought. I've seen projects near Ajayabpur with similar issues; they promise a lot, deliver little on green. It's a common tactic.
I wish I had asked this question before! I booked a flat in Noida Extension two years ago, and thought the green areas would be great for my kids. Now, it's just a neglected patch where builders dump construction waste sometimes. Swarnim Vihar ka actual possession status kya hai? And is it truly 'completed' ya bas paper pe?
This is a big concern for first-time buyers like us. If the price range is ₹60 L – ₹95 L for Swarnim Vihar, is that justified if the green space is not a major draw? Mera budget tight hai, so every rupee counts.
Exactly! I've seen projects in Alpha I, Greater Noida, where the green areas look great for the first year, then just turn into barren land. Maintenance is a huge issue. Make sure to talk to existing residents if you can.
Swarnim Vihar is definitely completed, possession was given on 2020-02-01. But 'completed' doesn't always mean well-maintained. After possession, it's up to the RWA to manage the green spaces, and often they struggle with funds. So, check the current maintenance status.
Guys, I'm a first-time buyer looking at Swarnim Vihar in Noida Extension. The brochures show so much green space, but is it just marketing fluff? I'm buying for myself, not as an investment initially, but does having actual green space really help with resale value or tenant attraction later on? What's your experience with these projects?
Haan, thoda skepticism is good. But Swarnim Vihar is a completed project, possession date was Feb 2020. My friend lives there, and the green area is decent, not huge, but well-kept. Resale value ke liye connectivity aur amenities bhi matter karti hain, sirf green space nahi.
Totally agree with you. It's all about the pictures. My biggest worry is paying a premium for 'green' that's never maintained. Actual use ho paata hai kya aise spaces ka?
Bhai, trust me, most of it is marketing fluff. My experience with a project near Alpha II was similar. They show lush gardens, but in reality, it's just a small patch of grass, and most of it is concrete. Don't fall for it blindly, go visit the site multiple times.
