Spent the whole Sunday checking out options around Golf Course Extension, looking for a smaller, low-maintenance place now that the kids have moved out. Honestly don't need such a big place anymore, planning to sell our old house in Patel Nagar. I visited a couple of AS Estate projects, and the brokers are really pushing for 'spot discounts' if we book immediately. Not sure if these are actual savings or just a way to pressure buyers. My budget for a 2BHK or small 3BHK is around ₹1.8 Cr to ₹2.5 Cr. Should I trust these broker-offered discounts, or is it always better to try negotiating directly with the builder? Heard stories about hidden charges popping up right before possession. Any tips on how to avoid these surprises and get a genuinely good deal on a manageable home?
