Broker promises are such a headache in Noida Extension

I'm looking for a 3BHK for my family, maybe around ₹90L, in Salarpur Khadar. Brokers keep showing flats from AMR Infrastructures Ltd, but the price they quote on call is never the final one. Last time, ek broker ne bola 'spot discount mil jayega', but builder toh mana kar diya. Is it just me ya sabke saath aisa hota hai? My wife is worried about hidden charges, school admissions ke paas extra paisa kahan se layenge. How do you guys deal with these broker tactics and get a fair deal?
