Be careful with brokers too! Mera ek friend Adigara Kallahalli mein property dekh raha tha, ek local broker ne usko itna push kiya ki usne ek project book kar liya jo RERA registered hi nahi tha. Broker ko apni commission se matlab tha, buyer ke future se nahi. Aise brokers se kaise bachein jo sirf commission ke liye push karte hain aur galat advice dete hain?

Pressure mein aakar almost book kar liya tha, but family ne bola ki wait karo. Later pata chala ki builder ki financial condition kharab thi aur project delay hone wala tha. Broker ko bas apni cut chahiye thi. Always take your time and verify everything, no matter how good the 'deal' sounds.

Builders direct deal mein ek specific price bolte hain aur zyada move nahi karte, but good brokers have relationships. Unhone mere liye almost 1.5-2 lakhs extra negotiate karwa diye the, plus ek appliance package bhi free mein dilwa diya. Saved me a lot of hassle and money. But it was a reputed broker, not just any random guy.

But jab final costing dekho, toh pata chalta hai ki registration, amenities, parking ke charges itne laga diye hain ki net effect zero ho jaata hai. Broker ne toh thoda negotiate karwa diya tha hidden costs pe.
