Is it just me, ya Gurugram mein brokers ka role sirf price inflate karke phir 'negotiate' karne ka hai? I'm upgrading from my 2BHK on Sohna Road, eyeing Shri R D Infra for a 3BHK, and these brokers claim special discounts. But then their commission takes away all the benefit. Have you guys found better deals going direct to the builder, or do they also play the same game?

Honestly, it feels like a lose-lose situation for first-time buyers. Either way, someone's taking a cut.
I've observed that for ready-to-move-in properties, brokers might have a slight edge because they can push for quicker sales with builders. But for under-construction, especially with builders like Shri R D Infra, the direct sales team often has better flexibility on payment plans, not necessarily the per sqft rate.
This is my biggest fear! I'm looking for my first home, small 2BHK around Badshahpur, and my budget is super tight. If builders are also playing games, then what's the point? Is there any way to verify these 'direct builder discounts' they claim?
True, current market mein builders are holding rates firm due to rising material costs. Discounts are rare.
I tried this for a project near Basai. The builder's sales team initially quoted higher than the broker! It took multiple visits, showing them the broker's quote, and a lot of haggling to get a slightly better deal directly. But it was exhausting. The 'direct' approach isn't always smooth sailing, they still have targets and might prioritize commission-based sales.
U3, yes, there is! Always ask for the official builder price list, not what the broker shows. Cross-check with 2-3 different brokers and then directly with the builder's sales office. Sometimes the 'direct' price is indeed lower, but they won't advertise it if they have brokerage tie-ups.
My experience with Shri R D Infra was a nightmare, not directly with brokers, but their sales team itself. They promised possession in 2022 for my 2BHK and now it's 2024, still waiting. They keep pushing dates, and the 'special discounts' are just to lure you in. Be very careful. Check their RERA track record properly before even thinking about going direct or via broker.
Totally feel you, bhai! I'm also looking for a 3BHK near Airport Road, and every broker I talk to acts like they're doing me a favour by 'getting' me a deal. Then the commission hits, and it's like, what deal? They just add their cut on top.
While I agree on the commission part, sometimes brokers do have access to inventory or pre-launch offers that builders don't publicize. My cousin got a good deal in Baharampur Naya through a broker, but only after vetting like 10 of them.
Sahi pakde ho! Brokers are all about their cut. Directly deal karo, I say.
