Broker vs direct builder for Gurugram 3BHK – who gives the real deal?
Broker commissions in Gurugram feel like a black hole sometimes, even when you're in the industry. I work in real estate myself, but buying my own 3BHK near Sector 41 is a totally different ballgame. Looking at Sunder Homes, prices look okay, around ₹1.8 Cr for a 3BHK, but actual all-in cost ka calculation samajh nahi aa raha. Brokers keep pushing their 'exclusive deals' and 'spot discounts' but I know builders have different slabs. Is it generally better to go direct to the builder's sales team for the final price, ya broker ke paas actual negotiation leverage hoti hai? I'm trying to avoid hidden charges, especially with stamp duty and registration. Also, with the recent Stilt+4 policy uncertainty, do you guys think prices might see a small correction, or will this just push up prices for bigger units? What's your experience with brokers vs direct builder deals in Gurugram, especially for the final price? Kisne better deal dilayi?

Totally feel you on the broker commissions, bhai. It's like they add a layer of confusion just to justify their cut. For my 2BHK in Badshahpur last year, the broker kept insisting on a higher price than what the builder's website showed. Finally went directly to the builder sales office, and guess what? Got a slightly better deal after some haggling. But Sunder Homes ka pata nahi, they might have a different policy.

Haan yaar, same experience! Broker ne toh mera dimag kharab kar diya tha. Direct jana hi better lagta hai sometimes.
