Broker vs direct builder for Noida property deals?
₹30,000 for rent in Sector 71 for a 2BHK is just too much now. I'm finally taking the plunge after years of being fed up of renting, want to build some equity. Looking at a Unibera project, maybe in Sector 71 or nearby, but honestly not sure the best way to approach the purchase. Should I deal directly with the builder or use a broker? Brokers claim they can get better deals or hidden discounts, but then there's their commission on top. Is it worth that extra cost for negotiation power? Or is it better to just go straight to the builder's sales team and try to haggle myself? Wondering if there are any real 'price correction' zones left in Noida where I can still find value, especially with Jewar coming up. Any advice on maximizing the deal value would be great.

Yaar, Unibera ka toh track record thoda shaky hai, especially with possessions. Pehle wo confirm kar lo. Broker se deal karne mein ek comfort rehta hai, but unka commission bhi toh bhari padta hai. Mere hisaab se, if you have done your homework, direct builder is better. But be prepared for a lot of follow-ups.
