₹85 lakh for a 2BHK in Upper Kharadi seems steep, even with the metro coming. I've been checking G.K.WONDERS and other projects; prices feel inflated. From my experience, builders often have some wiggle room, but brokers sometimes push for their own cut. Has anyone managed a decent spot discount recently, say 5-7% off base price, directly with builders in areas like NIBM Road or Baner? Or is it better to work with a good broker who can actually negotiate on our behalf for an investor deal? What's the community's take on this trade-off for maximizing ROI?

Honestly, for a first-time buyer like us, a good broker can be a blessing. I tried direct with a builder in Ambegaon Budruk last year, thinking I'd save.
Yaar, I totally agree. 85 lakh for a 2BHK in Kharadi, that too Upper Kharadi, is just too much. Metro aane mein time hai, but prices already आसमान छू रहे हैं. I'm looking near NIBM and even there, it's getting crazy.
