Budget finalised, loan pre-approved – now stuck on how to actually get the best price. I'm eyeing a 3BHK in Hayathnagar, maybe Salarpuria Sattva. Prices are around ₹1.2Cr, which feels steep. My main question is about negotiation. Should I go direct to the builder's sales team or use a property broker? My parents keep saying brokers have more leverage and can get better deals or spot discounts, but I'm honestly not sure if that's still true for bigger builders here. Do these builders even offer spot discounts anymore, or is it mostly fixed pricing? What's the community's experience getting the best value in Hyderabad right now?

Honestly, for big names like Salarpuria, I doubt brokers have much sway. Builders have their own sales teams now and fixed pricing is the norm. Maybe for smaller, less known projects, brokers can still pull strings, but not for prime properties in Hayathnagar.
Totally understand your confusion, bhai. My parents also say the same about brokers, but for a 1.2 Cr flat, I'd be super careful. It's a huge investment!
