Is going direct to builders for a new flat in Greater Noida actually worth it over using a broker? I work in real estate myself, but buying for my own family near Knowledge Park 2 is a whole different ballgame. I'm looking at a 3BHK, maybe ₹1.2Cr range, from someone like Lotus Group. Brokers keep pushing their 'exclusive deals' and 'better negotiation power', but honestly, I don't see how they can get a better price than what the builder's sales team offers directly. Aren't commissions just baked into the price anyway? I'm wondering if anyone has genuinely saved money or got a better deal on PLC or parking by going through a broker for a new launch. Or is it just another layer of cost and confusion? What's your experience?
