I work in real estate, but buying for myself is a whole different ballgame. Elkens Sai Dham Residency dekh raha hoon Noida mein, price point ₹11.58L kaafi attractive hai. But I know what builders don't always tell you. Jo log wahan reh rahe hain, unka daily experience kaisa hai? Is it genuinely good to live in, ya bas on paper acha lagta hai? Pados ka kya scene hai? Schools, markets nearby hain kya? Aur community vibe kaisi hai? Friendly hai ya isolated? Off the record feedback chahiye.

Schools aur markets toh nearby hain. Noida mein connectivity ab kaafi improve ho gayi hai, toh daily commute ke liye bahut options hain. Local markets aur kirana stores paas mein hi mil jaate hain. Good for basic needs.
Completed project hai toh acha hai, at least possession ki tension nahi. 2015 ka hai, matlab log reh rahe honge. Direct feedback mil jayega.

Ek baar Alistonia Estate ke paas ek project dekha tha, builder ne sab kuch green green dikhaya, but reality mein roads bhi nahi bani thi dhang se. Elkens Sai Dham Residency completed project hai, toh at least delay ka tension nahi hoga. But phir bhi, quality aur maintenance ka issue ho sakta hai. Budget mein toh hai, but future expenses ka kya?

U8 sahi keh raha hai. Older projects mein maintenance ek big headache ban jaata hai, especially agar builder nikal gaya ho ya RWA theek se kaam na kare. Mere ek relative ne Alpha I Greater Noida mein flat liya tha, initial years mein sab theek tha, but ab RWA aur builder ke beech tussle chalta rehta hai funds ko leke. Make sure you check the RWA's financial health and past records.

Possession date toh 2015-11-01 ki hai, so it's quite an old project now. Total units bhi sirf 40 hain. Chhota project hai, toh maintenance aur amenities pe dhyaan dena padega. U7, yeh price definitely resale ka hoga, toh hidden charges kam hone chahiye.
