Brokers don't add value in Gurugram property deals
Since January I've been eyeing 3BHKs in Gurugram, wanting to upgrade from my current 2BHK in Sector 56. My budget for a decent 3BHK is around ₹2.5 Cr. I'm looking at projects, including some by Nanu Ram Goyal And Co. My main confusion is about brokers. Log kehte hain ki brokers better deals nikal sakte hain because of their connections. But I'm not sure if they actually get you a lower price ya sirf apna commission add karte hain. Builders ke paas direct negotiation ka scope kitna hota hai? Should I approach a builder directly for a better deal or let a broker handle it? Is there any real benefit to using a broker for price negotiation, especially for an investor like me jo total cost of acquisition minimize karna chahta hai? Ya brokers just complicate things for a few lakh difference?

I bought my 3BHK in Sector 82 last year and got a much better payment plan directly from the builder than what any broker was offering.
