BTM Layout prices: Kya abhi entry point sahi hai ya wait karein?

BTM Layout mein pichle 1-2 saal mein property prices kaafi badhe hain na? I just bought my 2BHK near Silk Board a few months back, tab bhi prices high lag rahe the, around ₹1.1 Cr. Now a friend is looking, and for a similar 2BHK, they're quoting ₹1.3 Cr! Is this appreciation sustainable? Matlab, infrastructure toh develop ho raha hai, connectivity bhi achhi hai, but kitna aur upar jaayega? Should he wait, hoping for a correction, ya abhi hi le lena chahiye before it gets even more expensive? What's your take on BTM's future price trend? Did I overpay, ya sahi time pe liya? Thoda confusion hai.
