BTM Layout's current prices are a trap for family buyers

Spent the whole Sunday checking out options in BTM Layout. Yaar, the prices have gone crazy in the last two years, I remember seeing 3BHKs for much less. My kids' school admission is coming up, so we need a bigger place soon. My wife's priority is a safe neighborhood for the children, and BTM feels right, but is it worth paying these current rates? Matlab, will prices cool down, ya this is the new normal? Not sure if we should jump in now or wait for a bit more clarity...
