Budget finalised, loan pre-approved – now stuck. I'm in Dubai, no site visits possible. Considering Gachibowli ya Kokapet. Metro Phase 2 aur RRR ka kya scene hai? Will these infrastructure projects finish on time or face delays? Which areas will get real appreciation, or is it mostly hype?

So OP, what did you finally decide? Any updates?
It's a tough call, OP. Both Gachibowli and Kokapet have their pros and cons. Gachibowli is established but expensive. Kokapet has growth potential but also higher risk of delays and might take longer to mature. My advice would be to look for projects by reputed builders who have a history of delivering on time, even if it means paying a slight premium. And get a local contact to do video calls from the site.
Dekho bhai, main bhi first-time buyer hoon, aur pichhle 6 mahine se research kar raha hoon. Gachibowli mein toh ab affordable kuch milta nahi. Kokapet mein bhi prices bohot badh gaye hain. Builders bohot promises karte hain connectivity ki, but ground reality alag hoti hai. Ek bar Ameerpet mein bhi aise hi phase 1 ke time hype tha, but development took ages. Site visit ke bina thoda mushkil hai decide karna, videos pe mat jaana.
U5, you hit the nail on the head. Ameerpet ka example perfect hai. Builders will show you fancy brochures. My uncle bought near Alwal expecting quick appreciation, but it took almost 10 years. Always check the actual development status around the project, not just the proposed plans.
Yaar, RRR aur Metro Phase 2 ka completion timeline kya hai? Kisi ko pakki khabar hai kya? Bina uske toh appreciation kaafi slow rahega, right? Gachibowli already saturated lagta hai.
RRR ka toh abhi blueprint hi theek se nahi bana hai. Don't rely too much on that for immediate appreciation.
U4, Metro Phase 2 ka target 2026-2028 hai, but RRR ka portion toh kaafi time lega. Current market conditions mein liquidity tight hai, so projects might face some funding issues. Gachibowli is saturated but still commands premium due to established infrastructure.
Kokapet is the new Gachibowli! Go for it, future is bright there.
Dubai se invest karna risky ho sakta hai without site visits. Mere ek relative ne bhi aise hi kiya tha, baad mein bahut issues aaye. Developers ke promises pe pura bharosa mat karo. Appreciation ka toh pata nahi, but current prices already bahut inflated lag rahe hain.
U2, I understand the risk. But many NRIs invest this way. You can hire a trusted local consultant for site visits and due diligence. Plus, Hyderabad RERA is much better now. Just make sure the builder has a good track record and all approvals are in place. Check their RERA number and past project completion history.
Bhai, congratulations on the loan! That's a huge step. Gachibowli aur Kokapet, dono hi prime locations hain. Metro Phase 2 ka toh hype bahut hai, but implementation will be key. RRR se connectivity definitely improve hogi. But haan, delays toh India mein common hain, especially for such big projects. Mera friend bhi Kokapet mein dekh raha hai, prices sky high hain.

U1, sahi keh rahe ho. Kokapet mein prices bohot upar chale gaye hain. Main bhi Gachibowli mein dekh raha tha, but ab toh Attapur bhi explore kar raha hoon. Thoda door hai but budget mein aa raha hai. Metro phase 2 ka toh sunne mein aaya hai ki 2026 tak ka target hai, but let's see.
