Budget finalised, loan pre-approved. Sohna's the issue. No one says this: Sohna Road's ground reality is tough. I'm in real estate, but buying for myself is hard, yaar. Near Sector 48, commute times are a joke. Brochures show wide roads, but traffic jams are real; public transport bilkul nahi. Builder specs are one thing; off record, affordable quality rarely matches hype. Super area vs carpet area games are common. Maintenance charges pinch, amenities often 'under construction'. Looking at a 2BHK around ₹78L. Worth this headache for long-term residency? Change my mind. Disagree? Tell me why.

Bhai, you've hit the nail on the head! Sohna Road is a classic case of 'distance looks shorter on paper'. I've been eyeing a few properties near Badshahpur and the commute to Cyber City is just insane during peak hours. Brochures toh aise dikhate hain jaise seedha runway pe utar jaoge, but reality mein roads itni narrow hain aur traffic signals pe wait time... uff! ₹78L for a 2BHK there feels like a big gamble for long-term peace of mind.
Haan, the struggle is real. Is ₹78L for a super area of how much? Aur which builder are you looking at? Gurugram ke market conditions dekho toh prices are still holding up in established sectors, but Sohna Road mein appreciation utni fast nahi hai jitni log expect karte hain. Especially for end-use, it needs to be livable NOW, not in 5 years. Kya aapne RERA docs check kiye hain for the project?
Totally agree with U1. My friend booked a flat in a reputed project near Baharampur Naya two years ago. Possession date was last year, but abhi tak construction adhoora hai. Builder ne toh maintenance charges bhi start kar diye hain bina amenities poori kiye. He's stuck with EMI and rent, and the area still feels very isolated, especially after dark. Sohna mein development kaafi slow hai, as compared to what they promise. Mera toh experience hai ki builders ka track record aur 'promised' amenities ki list ko double check karna chahiye, especially in developing areas.
