Budget finalised, loan pre-approved — now stuck on which sector

Budget finalised, loan pre-approved for a 3BHK. My wife wants safe areas with good schools for the kids. I'm eyeing Cyber City or Sector 65. Are those new IT parks and SEZs genuinely driving demand, or is it just builder marketing? What's the real water and road infrastructure like there? Is it stable?

U1, demand toh hai, but prices bhi artificial lag rahe hain. Current market conditions mein buyers ko wait karna chahiye ya abhi le lena chahiye? Interest rates bhi high hain.
