Budget flats in Delhi give better long-term ROI than luxury ones, change my mind.
Just moved into my current flat a few months back, and now looking for an investment property for my cousin. Delhi ka market samajhna mushkil ho gaya hai, yaar. Dekh raha hoon Shiv N Sai Luxury Homes aur Lakshya Apartment ko. Shiv N Sai, being luxury, obviously has high price points (90L-1.5 Cr), but Lakshya is super budget-friendly (16-18L). Meri main query hai total cost of ownership pe. Kya luxury flats ki maintenance, property tax wagera itna zyada hota hai ki ROI kam ho jaati hai? Matlab, Lakshya jaise projects mein EMI kam hogi, toh rental yield ya appreciation better mil sakti hai kya? What about 5-year appreciation? Log bolte hain luxury ka resale market slow hota hai. Kya Lakshya mein rental potential Shiv N Sai se zyada hoga, considering the price point? Any first-hand experiences with either? Confused hoon, please advise.

Your point about total cost of ownership is spot on! I'm also looking for my first investment property, and Shiv N Sai's 90L-1.5 Cr range seems impossible to justify for ROI, especially with such high maintenance and property taxes in Delhi. Lakshya's 16-18L looks much more attractive for rental yield and potential appreciation in 5 years, assuming a good location and a reliable builder. Budget mein hi fayda hai, I feel.
