Budget Homes in Bengaluru are no longer genuinely affordable
₹4,800 per sqft was the entry price here just 3 years back, but now Budget Homes quotes are touching ₹7,200. I'm looking to invest for solid rental yield, but honestly, ab samajh nahi aa raha if this belt has already peaked. Has anyone recently closed a deal here? Are there pockets still undervalued, ya fir train miss ho chuki hai?

Pehle lagta tha Agrahara Layout side reasonable rate mil jayega, but the ripple effect of airport line metro hype has pushed prices there as well. Par wait karne ka bhi darr lagta hai, what if prices increase by another 10 percent by next year? Ab aage kya plan banaya hai kisi ne, should we put our money in FD and rent for now, or just compromise on flat size and take the plunge?
I visited Akshayanagar last weekend hoping to find something around 60 lakhs since it used to be a reasonable mid-segment pocket. Har jagah prices sunke dimaag ghoom gaya, builders are straight away talking 8500 plus basic amenities charges. When I asked about water tankers, the sales guy casually said tanker dependency toh har jagah hai sir adjust karna padega. 80 lakh deke bhi tanker water pe depend hona padega toh kya fayda aise budget homes ka? It feels so frustrating.
Bhai market conditions dekh ke rona aa raha hai honestly. It companies are doing silent layoffs, interest rates on home loans are hovering around 8.75 percent, aur yahan builders rates badhaye ja rahe hain every quarter. Rental yield in Bengaluru is still around 3 to 4 percent max, so mathematically paying 7200 per sqft for rental income makes zero sense right now. Samajh nahi aata FOMO me aake book karun ya wait karun for some correction.
Has anyone checked out GR Constructions recently for small apartments? A broker told me to look into them for affordable options, but when I searched on Karnataka RERA portal, their total projects count is showing 0. Kya inka koi past delivery record hai bhi ya purely new setup hai? Please let me know if anyone has visited their site office.

Do not rush into that please. Jab RERA pe total projects 0 dikha raha hai toh it means they do not have registered track record under that name yet. As a first-time buyer with limited savings, risk lena avoid karo, safe rehna zyada zaroori hai.

My total budget was around 55 lakhs all inclusive, but with these rates, even decent 2BHKs are touching 75-80 lakhs easily with registration and parking. Train miss ho chuki hai ya abhi bhi koi pockets bache hain jahan 5000 ke aas-paas mil sakta hai?
Haan bilkul, even east belt is overheated. Agar strict budget hai, then look deeper towards Hoskote or Kanakapura road outskirts, otherwise entry-level buying is practically dead in Bangalore main zones.
Bhai 5000 me toh ab outskirts me bhi nahi mil raha. Maine last month Aavalahalli side check kiya tha, wahan bhi small local builders are quoting minimum 6000 per sqft now. Dil baith gaya rate sunke.
