Budget Homes: Is the family-friendly promise just marketing?
₹65 lakh for a 3BHK in Budget Homes feels doable, but my wife's really concerned about the kids' school admission options there. We saw some projects, but the brochures paint a rosy picture. What's the actual ground reality for families? Is daily commute from Budget Homes tough? Is it safe for children?

Good point about RERA. It's easy to get swayed by the price. We need to check if the project has all its approvals in place and what the possession history of their previous projects looks like. Isolated areas are a big no for families with young children.
A friend of mine bought in a Budget Homes project 3 years ago. Possession was delayed by 2 years, and when they finally moved in, the amenities promised were nowhere near completion. The swimming pool is still just a pit. The kids' play area is just a muddy patch. Builder ka track record bahut important hai.
This is exactly what I fear. What's the point of saving money if you get a half-finished product and a lifetime of frustration? Did your friend get any compensation for the delay?
But what if someone is working from home mostly? Then commute might not be a huge issue. And 65L for a 3BHK is genuinely attractive in today's Noida market, where even 2BHKs are touching 80-90L in established areas. Budget is a real constraint for first-time buyers.

But when I asked for the RERA number or any actual construction proof, he just fumbled. It's all promises. The commute from there to my office in Sector 18 would be 2 hours minimum one way.
Commute is a real killer. My friend lives near Alpha-II Commercial Belt and even from there, peak hour traffic is insane. From Budget Homes, it'll be even worse. You'll spend half your life in the car, and that's not good for family time.
Totally agree with your point about upcoming schools. It's a classic builder trick. Never trust 'upcoming' unless it's already under construction and has a confirmed affiliation. We faced similar issues when looking in Alpha II. The infrastructure around Budget Homes is usually the last thing to develop.

These Budget Homes localities usually don't have good schools nearby, and relying on school buses for long distances worries me a lot. What about safety for kids playing outside?
