Budget Homes prices: Is it too late?

Been looking for a 3BHK for about a year now, trying to upgrade for the kids. My wife really wants a bigger space before school admissions next year. We've been checking out the Budget Homes corridor in Greater Noida, thinking it was a good spot for families. But honestly, the prices have just gone wild in the last 18 months or so. I remember seeing flats for, like, ₹60L just last year, now similar ones are pushing ₹75-80L, especially in sectors near good schools. My wife's priority is definitely safety and a good environment for the children. It's making me wonder if I missed the bus. Should I bite the bullet now, or is there a chance things might cool down? Worried about overpaying, but also don't want to wait too long. Any thoughts on whether this price trend is sustainable, or if I should just jump in?
