Look, DLF is an old player, based out of Gurugram since forever, so their reputation is generally good. But the market dynamics have changed. With current market conditions, especially in the Gurugram extension areas like Sohna, demand is high, and builders know it. They have less incentive to be super transparent. Always get a clear breakdown in your agreement. Don't rely on brochures. And definitely visit the site frequently if you can, to see the progress and scale.
So basically, no one has a concrete number yet? What should we do then, just trust the builder or walk away?
While DLF has a strong legacy, especially compared to newer builders, even they operate within industry norms. The carpet area percentage varies greatly depending on the project type – high-rise apartments vs. independent floors. For independent floors, the common areas are usually less, so the carpet area ratio should ideally be higher. But with stilt parking and shared amenities, it does eat into the super area calculation. It's a tricky balance.

I heard from a broker ki 65-70% ke beech mein hota hai for most independent floors in that area, including DLF. But that's just word of mouth. RERA website pe check karna padega, but sometimes even that data is not updated properly until construction is advanced.

They promised 70% carpet area, but actual possession ke time it barely touched 60%. It was a huge fight, and eventually, he had to settle because lawyers involved RERA and it was dragging. Make sure you get everything in writing and cross-check. DLF might be established since 1946, but even big names can play these games.
