Budgeting for Noida first home: am I missing something huge?

₹78 lakh for a 2BHK in Techzone IV. My initial budget was way off. Realizing now stamp duty and registration alone are like 7-8% on top. Plus interiors, appliances... it's easily another 10-15 lakh. Honestly, I had no idea about these hidden costs. Also eyeing an under-construction project by JayDev Infratech there. My parents keep saying new launches are risky. How do you actually evaluate delivery risk beyond just the RERA number? Am I missing other crucial costs?
