Kya kisi ko pata hai RERA registration kaise properly check karte hain beyond just the number? Especially with projects like Model Economic City. Aur agar builder delay karta hai, RERA mein actual remedies kya hain? Is it really effective ya bas paper pe hai? Suna hai kuch builders agreement mein penalty clauses aise banate hain ki buyer hi phasta hai. Koi red flags jo main overlook kar raha hoon for the BBA ya RERA checks?

BBA mein penalty clauses hamesha dhyaan se padho. Kai baar builder ke favour mein itne hote hain ki aap soch bhi nahi sakte. Maine ek baar Basai ke paas ek project ka BBA dekha tha, builder delay kare toh nominal penalty, but buyer delay kare payment mein toh heavy interest. Always get it reviewed by an independent lawyer, not the builder's lawyer.

Aise builders se toh door hi rehna chahiye, especially jab itne bade investment ki baat ho. Dwarka Expressway pe options aur bhi hain, Godrej ya M3M jaise established names dekh lo. Even Airport Road (Gurgaon side) pe bhi kaafi projects hain jo better track record wale hain.
U4, sahi kaha. RERA mein complain file karna bhi ek alag headache hai. Mere ek friend ne Gurugram mein ek project mein case kiya tha, 2 saal ho gaye, abhi tak sirf hearing pe hearing chal rahi hai. Builder ne bola tha 2022 mein possession denge, ab 2024 aa gaya hai aur construction wahi ki wahi hai. Interest bhi milta hai, but who wants interest when you need a home?
U3, NRI Builders ka track record? Bhai, RERA website pe jao aur builder ke naam se search karo. Agar unka 'Total Projects' zero dikha raha hai, toh samajh lo kitna experience hai. Model Economic City ka RERA number check karo, aur uske saath builder ka background bhi. Sirf number dekhna enough nahi, project details, sanction plans, completion timelines sab verify karo. RERA mein remedies hain, but process lamba hai. Delay hone pe interest milta hai, but possession ka wait exhaust kar deta hai.
