Builder-buyer agreements always favour them, not us
Everyone talks RERA but builder-buyer agreements are still total trash for us. I work in real estate, aur honestly, buying for myself in Noida, I'm seeing the same old one-sided clauses. Like, Kutumbh Buildwell Llp ka agreement dekha, penalties for buyers are insane, but builder delays pe minimal compensation. Log bolte hain RERA hai, par agar builder ne agreement mein pehle hi loopholes daal diye, toh kya fayda? Kesar Garden Apartment mein bhi suna hai kaafi issues aaye the possession mein, aur agreements mein builder ne sab cover kar liya tha. Matlab, is it even possible to negotiate these clauses before signing? Ya humein bas accept karna padega? Should we just trust RERA to override everything, or is that naive? Change my mind if I'm wrong.

Totally agree with the original post! Builder-buyer agreements dekh ke darr lagta hai. Lagta hai jaise humare paas koi option hi nahi hai. Noida mein property dekh raha hoon, aur Kutumbh Buildwell Llp ka naam sunke toh aur tension ho gayi. RERA hai toh sahi, par builders toh ghoom phir ke apna fayda nikal hi lete hain.
