Builder-buyer agreements are still a scam in Noida Ext., right?

I work in real estate, but for my own investment, I'm finding it tough. Gaursons Atulyam dekh raha hoon, Sector 150 mein bhi kuch options hain. Builder-favoured clauses, special conditions, aur penalty for buyer, but builder ko kuch nahi... RERA hai toh sahi, but is it really protecting us from these one-sided agreements, especially for exit options? Maine dekha hai kitne log phas jaate hain. Koi actual experience hai with challenging these clauses? Ya sab signing-off pe compromise kar dete hain? Kya lagta hai, title clarity aur OC ke liye kya specific checks karne chahiye before signing anything? My budget is around 1.2 Cr for a 3BHK. Noida International Airport ke paas ka potential toh hai, but legal risks bahut hain.
