Since the kids started needing more space, I've been eyeing a 3BHK around Sarjapur Road. Honestly, these builder-buyer agreements scare me. Everyone talks about RERA, but I'm looking at projects like Shriram Smrithi and Vaishnavi Group, and the clauses still feel so one-sided. What happens if they delay? Is RERA actually effective for getting real compensation, or is it just another formality? How do you even properly check a builder's *true* legal track record beyond their website? Change my mind.

Haan bhai, builder agreements are definitely one-sided. I'm also looking at Sarjapur Road, and the clauses for 'force majeure' are so vague. What if they just keep extending the possession date indefinitely? How do we protect ourselves?
Totally agree! My friend got stuck with a delay near Aavalahalli and RERA didn't help much. It's just a formality for many builders.
