Builder-buyer agreements: My deep dive into unfair clauses
My lease ends in 3 months and I'm seriously looking at a 2BHK near Sarjapur Road, but this time, I'm going full legal eagle. As someone in real estate, I know what builders don't tell you. I've been poring over builder-buyer agreements; it's shocking how many clauses only favour them. Like, 'force majeure' for any delay, ya know? For Legacy Celino, I saw such a clause. How do you guys tackle these red clauses? Also, what's the real deal with RERA complaints? Is it just on paper or actually effective for getting penalty for delays, especially OC delays? I'm trying to figure out if it's worth the hassle if a builder like Merusri delays. Aur, RERA registration ko beyond the number kaise verify karte hain? Any hidden red flags to look for? Hope this helps someone else too.

RERA? Ha! My neighbour filed a complaint against a builder in Aavalahalli for a 1-year delay. It's been 6 months since he filed, and still no resolution. Just notices and hearings. It feels like a long, drawn-out process designed
Totally agree with the OP! This 'force majeure' clause is a nightmare. My friend booked a flat in Adigara Kallahalli, and the builder just kept extending dates citing 'material unavailability'. It feels like they can get away with anything. I'm also super confused about RERA. Is it genuinely helping people get their money back or just a formality? I'm looking at properties around Akshayanagar, and every agreement looks like a trap. How do we, as first-time buyers, even stand a chance against these big builders? This whole process is so stressful.
