Since January I've been shortlisting flats in Rajkot for myself, and honestly, buying for personal use after working in real estate is a whole different game. Everyone glorifies RERA, but I feel it's often just on paper. Builders like Ansal API ke Ansal Aastha Mig Zone mein bhi logon ko issues hote hain. My biggest worry is builder-buyer agreement ke hidden clauses. Kaise identify karein jo sirf builder ko favor karte hain, especially jab koi 2BHK Mota Mava mein ₹60L ka le raha ho? Aur agar builder delay kare, jaise 150 Feet Ring Road ke projects mein hota hai, RERA mein real options kya hain? Not just theoretical. Koi actual cases jaha buyer ko relief mili ho? Ya RERA complaint just timepass hai? Change my mind.
