Builder-buyer agreements still screw us, RERA or not

Did a site visit to Ansal Aastha Mig Zone on Saturday, and honestly, the sales pitch was smooth. But yaar, I work in real estate, aur pata hai builders kya hide karte hain. Everyone glorifies RERA, but nobody talks about kaise builder-buyer agreements still favour them completely. Woh penalty clauses for us versus unke liye vague 'force majeure' for delays. Matlab, if I delay EMI, they'll hammer me, but unka project late ho toh 'economic slowdown' bolke nikal jaate hain. Rajkot mein bhi yahi haal hai, especially with projects around 150 Feet Ring Road. Is RERA complaint process actually effective, or just paperwork? Should we just accept these one-sided terms? Change my mind.
