Builder claims on quality are often wishful thinking

Resale of our current home just closed, so now I'm seriously looking for a 3BHK in Greater Noida, maybe Sector 150 or near Yamuna Expressway. Kids have moved out, so don't need such a big place anymore, something manageable with good build quality. I'm looking at projects by Godrej, ATS, and ACE Group mainly. My budget is around ₹1.5 Cr, not sure if that's realistic for a well-built 3BHK in these areas. Builder ka construction quality kitna sahi hota hai, especially after 2-3 years? Sunte hain plaster cracks, seepage common hai. Also, post-possession maintenance charges kitne reasonable hote hain? I don't want surprises. Kya Mahagun ya Gaursons ke projects mein resident feedback better hai in terms of long-term upkeep? Any experiences with hidden charges later on? I'm worried about unexpected costs after moving in. I just want a peaceful, low-hassle life now.
