Guys, I'm confused about builders in Noida. Honestly, I'm looking to buy my first property. What do you think about the construction quality of different builders? Has anyone experienced hidden charges at possession? My parents keep saying to check RERA compliance. Which one is better for resale value down the line? Kya aap logon ko pata hai kisi ke baare mein? Mujhe advice chahiye yaar. I'm so confused!

Amrapali is a complicated situation. Some projects are being completed by NBCC, but it's a long and uncertain process. I wouldn't recommend it unless you're willing to take a huge risk.
OP, what did you decide? Which builder are you leaning towards?
Don't forget to check the builder's history of litigation. A lot of lawsuits can be a red flag.
My experience with Gaursons was pretty smooth. Possession on time and no major issues with construction quality. But this was 5 years ago, things might have changed.
Which sector are you considering? That makes a big difference. Sector 78 is very different from Sector 137.
Haan exactly, location matters a lot. Sector 78 has good connectivity but Sector 137 has better social infrastructure.
Mere saath bhi hidden charges ka scene hua tha. They tried to charge me extra for the lift! I fought it tooth and nail and finally got it waived. Don't give in easily!

Supertech is definitely a no-go. They went bankrupt. Avoid them at all costs.
Check out Ace Group. They are relatively new, but their projects seem good. I visited one in Sector 153 and was impressed with the layout.
Bhaiyo, property rates are going up like crazy! The new metro line extension is also pushing prices up. If you are serious, don't delay too much.
One tip: Check the builder's financial health. You can find information on the MCA website (Ministry of Corporate Affairs). It's a bit technical, but worth the effort.
I bought in Jaypee Greens a few years ago. The location is great, but the maintenance charges are ridiculously high. Be prepared for that.
