Builder customer service after booking is a joke
₹2.5 Cr budget for a 3BHK on Golf Course Extension feels like a gamble these days. I'm in real estate, but buying for myself is a different ballgame. Builders like M3M and Emaar ke projects hain wahan, but on-time delivery track record ka kya scene hai? So many delays post-COVID. Construction quality bhi ek major concern hai, yaar. Initially sab mast lagta hai, but 2-3 saal baad plaster cracks aur seepage issues aana shuru ho jaate hain. Godrej aur Tata ka toh thoda better reputation hai, but unke projects ka customer support after booking kaisa hai? Ek baar booking ho gayi toh phone uthaate bhi hain ya nahi? Any firsthand experiences with DLF or Sobha projects around Dwarka Expressway? Thinking about SPR too. Kya lagta hai, kaunsa builder actually delivers what they promise?

Adding clauses is nearly impossible, especially with big builders. They have their legal teams and standard contracts. The best you can do is scrutinize the existing clauses for any loopholes. It's more about choosing a builder with a solid reputation for delivery than trying to change their standard T&Cs.
For Sobha, I know someone who booked in their project on SPR. Quality is definitely premium, no two ways about it. But customer support is professional, not exactly 'warm'. They stick to procedures. As for adding clauses, good luck with that! Most builders have standard agreements and won't budge. You can try to negotiate on minor things, but penalty clauses for delays are usually non-negotiable from their side. Maybe a lawyer can advise better, but it's a tough fight.
My cousin booked a 3BHK in SPR with DLF, and while the construction seems good, their RERA possession date has been pushed twice already. He paid around 2.2 Cr for it. The communication from their side is minimal, only automated emails. It's frustrating because you invest so much, and then you're left guessing. I'm also looking in Badshahpur area, but it seems like similar issues everywhere, regardless of the builder's reputation. What's the point of RERA if delays are so common?

Regarding RERA, it helps, but it's not a magic bullet. Builders pay penalties, but it's usually a small fraction of the interest you pay on your loan. So, they factor it in. My brother got possession from a project near Basai, but after 1.5 years delay, even with RERA. The process to claim penalty is also lengthy. So, RERA is there, but actual delivery is still a challenge.
