Mundhwa projects are giving me a headache. Ram India Group ka ek project hai, RERA registry date se 1.5 saal delay ho gaya hai. Mera construction-linked plan mein paisa stuck hai. I work in real estate, but buying for myself is different, I swear. Builders jo brochures mein dikhate hain, woh real nahi hota. What are my options? Kisi aur ka bhi Ram India Group ya Pune ke kisi builder ke saath aisa experience raha hai?

It's a common story in Pune, unfortunately. Builders take advantage of the demand. While Ram India Group might have issues, it's not just them. Many smaller and even some mid-sized builders struggle with approvals, funding, and labor. The best bet is to always check their past projects, talk to existing residents, and never trust brochure dates blindly. It's a tough situation for first-time buyers, you really need to do your homework.
Builders ki toh kismat hi alag hai. Hamari savings phasi hui hain bas, aur tension alag.
Ram India Group ka track record kuch khaas nahi hai, especially in Mundhwa. Unka ek project Amanora Park Town ke paas bhi delay hua tha pichhle saal. They often start new phases before completing existing ones, which stretches resources. This construction-linked plan is a trap if they don't deliver on time, your EMIs start but no possession.
Exit karna mushkil hoga construction-linked mein unless builder agree kare. Try to form a buyers' association. That's usually more effective than individual complaints. We did that for our project near Ambegaon Budruk.
Toh ab unka current status kya hai, construction resume hua hai kya? Ya abhi bhi stuck hai project? Kya lagta hai, is it worth waiting or should one try to exit?
Exactly! Mere cousin ne bhi isi builder ke ek project mein invest kiya tha near Hadapsar, aur ab tak phasa hua hai. Unhone toh bola tha ki penalty denge for delay but terms and conditions mein itne loopholes the ki kuch nahi mila. Abhi toh market conditions bhi itni uncertain hain, prices upar jaa rahe hain, but projects stuck hain.
Sahi baat hai, builders promises pe khare nahi utarte. Mera bhi ek project Sinhagad Road pe 8 mahine delay ho gaya hai. RERA complaint file ki hai kya aapne? Kya response mila?
RERA ka process bahut slow hai, bhai. Bas documents jama karte raho, time lagta hai.
Haan, RERA complaint file karne se thoda pressure banta hai. Mere ek relative ne bhi kiya tha for an Akurdi project. Builder ne late fees offer ki, but full compensation nahi. Aapko shayad legal advice leni padegi.
