My kids have moved out, and we sold our big house near Sohna Road, thinking a smaller 3BHK would be manageable. We booked an under-construction flat with M3M almost three years ago, due for possession last year. Now they're saying another 18 months, citing permit delays. Honestly, this whole UC thing is a nightmare. My EMI and current rent are draining us. Is ready-to-move the only safe bet now in Gurgaon, especially with all these RERA issues? What did others do when builders delayed so much?

M3M ne toh bahut logon ko rulaya hai. RERA mein complaint nahi kiya aapne? Maine suna hai RERA bhi bas dates deta rehta hai, actual relief milta nahi. Kya fayda phir RERA ka agar builder itna extend karta rahe? It feels like the system is designed to protect builders, not buyers. This whole permit delay excuse is just a cover-up for their mismanagement.
Exactly! RERA is more like a formality. My cousin also tried the RERA route for his property in Baharampur Naya, and it was a lengthy process with
RERA mein complaint kiya tha, but they just imposed a small penalty on the builder which is nothing for them. The project near Badshahpur I booked is still stuck. RERA is not a magic wand, unfortunately.

Totally understand your pain! M3M ka toh naam hi kharab hai delays ke liye. My friend booked with them near Airport Road (Gurgaon side) and faced similar issues. UC projects are becoming such a gamble. RTM hi best option lagta hai ab.
