posted on 5 MayBuilder delays: RERA mein kya hi hoga?
2.5 years late for possession, and I'm honestly losing hope. Keya Homes ka RERA registration check kiya tha, sab green dikha. But ab jab delay ho raha hai, toh complaint ka kya fayda? Log kehte hain RERA bas naam ka hai, real relief milta hi nahi. Is RERA actually effective ya bas paper pe hai? Meri saari savings lagi hain. Change my mind.

I think RERA is a step in the right direction, but its effectiveness depends a lot on the specific state authority and how proactive they are. Also, the builder's financial health plays a big role. If they are genuinely stuck due to funds, even RERA can only push them so much. OP
RERA was supposed to be a game-changer, but it feels like builders have found loopholes. Ya fir it's just not implemented strictly enough. Another 'paper tiger' for the common man.
This whole builder delay thing is just heartbreaking for budget-conscious buyers like us. EMI bhi jaa rahi hai, aur rent bhi. Double burden. Bengaluru mein toh rent prices bhi sky-high hain aajkal, especially near tech parks. Aur builder ko koi farak nahi padta. They just keep selling new units. Current market conditions mein buyers ki bargaining power zero hai.
RERA bas paper pe hai, yeh baat sach nahi hai puri tarah se. Maine dekha hai logon ko relief milte hue, but it's a long, tedious process. Aur aapka case toh 2.5 saal delay ka hai, which is substantial. Complaint karo, bhai. Documents strong hone chahiye, agreement, payment receipts sab ready rakho. Bina complaint ke toh kuch hoga hi nahi.
U6, strong documents matlab aapka Agreement for Sale, payment receipts, communication with builder showing delay, any revised possession dates. Basically, everything that proves the builder committed to a date and failed. Time frame depends, but yes, U7 is right, 1-2 years is common for a resolution. It's not a quick fix.
Haan, process toh bohot lamba hai. Mere ek colleague ne Attibele ke paas ek project mein RERA complaint file ki thi. Uska bhi 2 saal ka delay tha. He got some compensation finally, but it took almost 1.5 years after filing the complaint. So, it works, but you need extreme patience and a good lawyer.
U5, what exactly are the 'strong documents' you are talking about? Aur complaint process mein kitna time lagta hai usually? I'm also planning to file a complaint for my project in Krishnarajapuram Metro corridor.
Totally feel you, bhai. RERA registration dekh ke hi toh thoda trust aata hai. But jab aise delays hote hain, toh lagta hai sab paisa doob gaya. Mere ek friend ka bhi same issue hai, 2 saal se zyada ho gaye, project stalled pada hai. Yeh builders bas date pe date dete rehte hain.
Exactly! Keya Homes ka toh naam bhi zyada suna nahi hai. Inka track record kaisa hai, any idea? Pehli baar sun raha hoon about this builder, that's why asking.
