Builder direct or broker for a Hyderabad flat?
Honestly, I'm completely lost with this property buying scene in Hyderabad. Kids have moved out, so we're selling our big house. Now looking for a smaller, manageable 2BHK or 3BHK. Shamshabad area looks promising for future connectivity. My budget is around ₹1.2 Cr. We've checked Salarpuria Sattva projects. My main confusion is: builder direct ya through a broker? I'm worried about hidden charges — PLC, parking, maintenance deposit, all that. Brokers sometimes promise spot discounts but then add commission. Builder direct might seem transparent, but do they negotiate well? Anyone has recent Hyderabad experience? Who gave you a better overall deal? Kisi broker ne genuinely help kiya, ya builder se direct baat karna hi better hai for transparency and a good price?

Totally relate to this dilemma! Hum bhi Hyderabad mein hi dekh rahe hain, budget similar hai, but Shamshabad ka connectivity abhi fully developed nahi lagta. Salarpuria Sattva projects achhe hain, but builder se direct deal karne mein darr lagta hai ki koi hidden cost na ho. Aur broker... unke toh apne cut hote hain. Last time, ek broker ne mere friend ko Alwal mein ek property dikhai thi, bola tha sab clear hai, but baad mein pata chala ki occupancy certificate ka issue tha. So confused!
