My 2BHK in Indirapuram feels small now. Upgrading 3BHK, but builder ka super area trap confused kar raha. Broker se deal karein ya direct? Kya lagta hai, kahan better deal milegi?

Super area trap is real, especially for first-time buyers like us. Broker se deal karne mein thoda negotiation ka scope mil jaata hai, but direct builder se bhi try kar sakte ho, sometimes they offer better deals if you show serious interest. But make sure you get everything in writing. My cousin got burned in Achchheja, builder promised one thing, agreement mein kuch aur nikla. Always verify the carpet area from the RERA website if possible.
Sahi keh rahe ho. RERA website is a must. Ghaziabad mein kaafi projects hain jahan super area aur carpet area ka discrepancy bahut zyada hai.
Bhai, super area ka funda toh pura scam lagta hai. My friend bought a 3BHK in Ahinsa Khand 1, bola 1600 sqft hai, but carpet area mushkil se 1000 sqft nikla. Builder ne parking, lift sab add kar diya. Indirapuram mein bhi yahi haal hai kya?
Exactly! Mujhe bhi ek project pasand aaya tha Afzalpur mein, builder ne super area 1800 sqft bataya for a 3BHK. Par jab floor plan dekha, laga max 1200 sqft carpet hoga. Bahut bada difference tha, isliye chhod diya.
