Builder maintenance charges are the biggest scam – change my mind.
Since January I've been shortlisting flats in this city, finally moved into my DLF flat in Vasant Kunj last month. Honestly, construction quality seems solid, no major plaster cracks ya seepage issues so far. That was a big reason for choosing DLF over options like Godrej Properties or Tata Housing, jinka track record sunke thoda darr lag raha tha. But now I'm hearing stories about post-possession nightmares. Mera ek dost Godrej ka flat liya Dwarka mein, usko toh maintenance charges mein hi loot liya. Aur customer support ka toh pocho hi mat, call hi nahi uthate. For those who've bought from DLF, Godrej, or Tata in Delhi recently, what's your first-hand experience with ongoing maintenance costs and builder support? Are they reasonable ya bas loot machi hai? Did any hidden charges pop up later?

Bhai, Godrej ka toh sach mein bura haal hai. My uncle bought a flat in Godrej South Estate, Alaknanda. Initial charges were okay, but after a year, they hiked it by 20% citing 'increased operational costs' without any real justification. Customer support is non-existent, they just redirect you to their outsourced agency. It's a classic bait-and-switch. Ab toh lagta hai RERA mein complaint karni padegi.

To answer your question about Vasant Kunj, DLF's newer projects there are a bit different. My cousin bought in one, and while construction is good, the maintenance charges are definitely on the higher side compared to older DLF properties. They also have a clause for 'future enhancements' which is vaguely worded and allows them to increase charges annually. Plus, the RWA handover is deliberately delayed, giving them control for longer. It's not outright fraud, but definitely not transparent.
