Builder negotiation in Rajkot is a myth, they don't budge.

Does anyone actually manage to negotiate builder prices in Rajkot significantly? I'm finally taking the plunge, fed up of renting. Looking at Ansal API projects near Krishna Kunj. Builder bol raha hai no negotiation. But all-in cost toh badh jaati hai with PLC, parking. What's the real trick? Is spot discount fake?
