Since last year I've been shortlisting 3BHKs in Gurgaon, planning to upgrade from my current 2BHK. Okay, I'll say what no one says: builder negotiation is mostly a joke here. Fortune Realty in Sector 37, for example, won't budge much. Kya lagta hai, can you really get more than 2-3% off on a 1.8 Cr property, or is it just a myth? Aur yeh pre-launch discounts? Investor hoon, I need actual value, not just marketing hype. Is early-bird pricing truly a better deal for ROI? Change my mind.

U2, absolutely! Mujhe bhi yahi laga. Ek project mein pre-launch offer thi, but jab maine calculations ki, toh final price normal se sirf 1% kam thi.
Totally agree! Gurgaon mein toh builders ne loot macha rakhi hai. 2-3% bhi bahut mushkil se milta hai. Lagta hai sab marketing hype hai.
Haan bhai, same experience. Discount ke naam pe bas thoda floor preference milta hai, aur kuch nahi.
Sahi keh rahe ho. Mera cousin Airport Road side dekh raha tha, same story. Builders don't even pretend to negotiate anymore. It's take it or leave it.
