Since last year, I've been eyeing properties, especially around Greater Noida's Sector 161. Neoshape Infratech ka ek project achha laga. But honestly, builders se negotiation kitna realistic hai? Log kehte hain 5-10% mil jaata hai, sach mein? Aur total cost mein base price ke alawa kya hidden charges hote hain? Stamp duty, registration ke baad bhi kuch aur aata hai kya? I'm trying to figure out true acquisition cost. Any tips?

Hidden charges are the biggest headache. Jab tak final 'all-inclusive' quote nahi milta, tab tak budget clear nahi hota. Base price toh theek lagta hai, but then you add Stamp Duty, Registration, GST, then these builder-specific charges like EDC/IDC, lease rent, maintenance advance... poora budget hil jaata hai. Neoshape Infratech? Bhai, Sector 161 mein negotiation toh bhool jao. Hidden charges ka game hai pura, they won't budge on base price.
U3, 5-10% toh bhool hi jao, woh sirf marketing gimmick hota hai. Realistically, agar luck acchi ho, ya ready-to-move inventory clear kar rahe hon, toh max 1-2% on base price mil jaata hai. But the real catch is the other charges – PLC, Club Membership, IFMS, Power Backup, Car Parking. Yeh sab milake 10-15% extra ban jaata hai. Mera friend Neoshape ke ek project mein phas gaya tha, base price se kam mila, but total bill 12% zyada aaya.
Toh kitna expect karein max? 1-2% bhi nahi milta kya?
Totally agree! I tried last year with a project near Alpha II, thinking I could get 5% off. Builder ne seedha mana kar diya. Bolte hain rates fixed hain. Sirf brochure mein discount dikhate hain.
