I'm currently in a 2BHK and thinking of upgrading to a 3BHK or even a villa in Noida Extension, maybe around Sector 106. My budget for a 3BHK is around ₹1.2-1.5 Cr, but builders like Apex Group barely budge on price, even for ready-to-move units. I've tried negotiating, but it feels like they just list the price and that's it. Is it even worth trying to get a spot discount anymore? They just push for PLC or floor rise premiums. I'm trying to figure out the true all-in cost, including stamp duty and registration, not just the base price. Does anyone actually manage to knock off a significant amount, say 5-10%? Or am I better off looking at secondary market deals for more negotiation room?
