What's the real scene with these 'no-negotiation' policies in sectors like 150 ya Sunpura? Also, for investors, is it better to go direct to the builder or through a good channel partner? Brokers sometimes get better bulk deals, right? Or do they just add their cut? Trying to figure out the best way to maximize acquisition value, especially with these new land allotment rate hikes. Be careful with these 'special deals'. A builder near Alpha-II Commercial Belt promised a lot of things during booking, but during possession, sab kuch change ho gaya. Even the payment plan. Land allotment rate hikes ka pressure toh dikhta hai, but buyer pe hi kyu aata hai saara burden? Mera budget 60-70L ka hai, aur usme Noida Extension mein kuch decent mil hi nahi raha.
Mujhe lagta hai builders discounts dete hain, but unki marketing strategy hai 'no discount' bolna. Kya pata, maybe free registration ya stamp duty ka benefit de dein? Especially agar koi project Sunpura side mein ho, jahan connectivity abhi bhi develop ho rahi hai. Investors ke liye direct builder best hai ya CP?
