Builder payment plans: What first-time buyers miss

Visited Gaursons' project in Devla, Greater Noida West last weekend. The sales team really pushed for a construction-linked payment plan for a 3BHK around 85L. Honestly, I'm confused. Is CLP really smarter than a higher down payment? My parents say down payment is safer, less EMI pressure later. But what if there are delays? Aur possession ke time pe kuch extra charges toh nahi aate na? Any thoughts on which payment plan works better in Greater Noida? I'm a first-time buyer, thoda nervous hoon.
