Budget finalised, loan pre-approved for a 3BHK near Golf Course Extension. Builders ki super area vs carpet area games dekh kar dimag kharab ho raha hai. M3M ka ek project pre-launch mein book kiya. Layout change ho gaya. Post-RERA, carpet area shrunk 80 sqft, price wahi hai. I work in real estate, know these tricks, but khud ke saath hota hai toh different lagta hai. Anyone else faced this bait-and-switch with carpet area or hidden PLCs after UC booking? What did you do?

Bhai, totally feel you! Yeh builders ka toh pura business model hi hai. Mere saath bhi aisa hi hua tha, pre-launch mein kuch aur dikhaya, baad mein specifications change kar diye. M3M ka track record waise bhi mixed hai, especially with their timelines. Golf Course Extension mein prices already so high, how can they get away with this?
Agreed, but pre-launch mein booking karna always risky hota hai na? Did you not check the RERA documents properly before booking, like the super area vs carpet area ratio? It's mentioned there clearly
Haan yaar, same experience. Builders are just playing with our dreams and money. RERA bhi bas naam ka hai, lagta hai.
